Our non-smoking, bed and breakfast guest house is conveniently located a 5 minute drive from the Eurotunnel/Channel Tunnel, in the centre of the resort town of Folkestone.

There are a variety of shops, restaurants and pubs in the area and the harbour, seafront and East Cliff are nearby. The port of Dover is 15 minutes away, as are the cross channel ferry and Sea Cat terminals to Calais, Boulogne and Dunkerque; it is ideal for a stopover en route to Disneyland Paris.

By Public Transport:
The hotel is a short walk from both Folkestone central rail station and Folkestone bus station.
We are located on the main tourist route.
By Car:
- Take the M20 from London/The West/The North.
- Then take the A259 coastal route from Hastings.
- Then take the A2/A260 from Canterbury.
- Upon arrival in Folkestone, follow the signs for the town centre.
- We are located on the one-way system near the central railway station.
- Continue following the town centre signs upon reaching the train station.
- Follow the one-way system and you will see us on the left-hand side of the road.
Off road motorcycle parking is available and there are no parking fees required for on street car parking.

Cancellation Terms
Cancellation Policy: If cancelled up to 3 days before date of arrival, 20 percent of all nights will be charged.
If cancelled later or in case of no-show, the first night will be charged.
Children and Extra Bed Policy: All children are welcome.
All children under 1 year stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
All children under 6 years are charged GBP 5.00 per night and person when using existing bedding.
Extra beds are not available.
Maximum capacity of babycots in a room is 1.
Deposit Policy: 20 percent of the total amount will be charged on the day of booking and is non-refundable.
VAT and city/tourist taxes: 17.5 % VAT is included.
